Job Title: Facilities Technician

Pay Rate: $30.00 - $40.00/hour (Depending on Experience) 

Hours of Work: Monday-Friday 7:00AM-3:30PM Adjustments and overtime as needed for projects

Report to: Senior Facilities & Project Manager; Property Manager

Desirable Skills: Introductory to Intermediate technical skills. Experience with material handling and lift operations. Confident vehicle and trailer operation.

Training and Education: OSHA 10. Provided by Alco after 90-day review.

Role Responsibilities:

Facilities Knowledge, Technical Skills, Work Order Management

  • Manage and perform all work assigned related to property maintenance and repairs, including but not limited to: HVAC, plumbing, electrical, carpentry, drywall, painting, custodial, doors/locks, hardware, and pest control.
  • Independently and cooperatively troubleshoot all related maintenance tasks. Utilize problem-solving, critical thinking, and efficient techniques to resolve issues with long-term solutions.
  • Partner with vendors to perform repair and maintenance on-site. Provide the best judgments with Alco's interest in mind and coordinate with vendors to provide solutions.
  • Respond to emergencies by applying strong building systems and critical infrastructure knowledge.
  • Proactively monitor current work orders and self-generate work as appropriate. Document work performed, including status, technician notes, labor hours, and job details, by utilizing the Yardi Facilities Manager mobile application.
  • Responsible for timely and accurate input of all work order information, associated expenses, calendar, and appointment scheduling, and related coordination as necessary.
  • Professional accountability for Alco-owned and issued tools, equipment, instruments, vehicles, and devices.
  • Complete regular Preventive Maintenance and Inspections of the properties, buildings, and equipment, including but not limited to, inspections on HVAC systems (cooling tower, boiler, loop system, air handlers, condensing units, heat pumps, etc), plumbing systems, lift pump stations, drainage points, water heaters, sprinkler risers, compressors, fire alarm panels, electrical panels, mechanical and storage areas, grounds, and any other critical facilities systems.
  • Coordinate with the Project Management Team and Property Management Team to provide onsite presence for capital and tenant improvement projects.

Property Preventive Maintenance and Inspections 

  • Complete regular Preventive Maintenance and Inspections of the properties, buildings, and equipment, including but not limited to, inspections on HVAC systems (cooling tower, boiler, loop system, air handlers, condensing units, heat pumps, etc), plumbing systems, lift pump stations, drainage points, water heaters, sprinkler risers, compressors, fire alarm panels, electrical panels, mechanical and storage areas, grounds, and any other critical facilities systems.  

Project Support

  • Coordinate with the Project Management Team and Property Management Team to provide onsite presence for capital and tenant improvement projects.

Tenant and Vendor Relations

  • Build rapport with vendors and provide positive communication and coordination. Ensure vendors uphold Alco's policies.
  • Build rapport with site tenants. Ensure positive communication and present a professional attitude. Provide consistent communication and updates throughout projects and work orders, both during progress and upon completion.
